In-House Property Management Services: Going to Work for You

As it often goes in the property management realm, the majority of the time someone from our team is speaking with a tenant is when something has gone wrong. Most of the calls we receive begin with, “It’s 88 degrees in our office, water is flowing non-stop,” or “I’m pretty sure I smell gas.” Not the ideal atmosphere for collaborating when you are in firefighting mode at the beginning of a conversation. Occidental’s property management team is changing this dynamic.

We are working to build long-term partnerships with our tenants. From the initial move-in or completion of a build-out, we are connecting with our tenants to help them in the most important phase of their business — opening day and every day thereafter. Occidental thrives to establish a long-term business relationship allowing the customer to succeed in their current space and hopefully expand into other Occidental properties. 

We also develop long-term relationships with our vendors. Having exclusive agreements with vendors allows us to negotiate aggressive pricing and deliver quick turnaround times and quality work. Working with the same vendors also helps to ensure that Occidental’s standards are consistent across all our properties. With the extremes of weather, response times must meet our tenant demand to alleviate maintenance issues before they become critical.  

Initial meetings help the tenant understand their responsibilities for the space and items that are covered by the landlord. We focus on the areas tenants don’t have the time for: curb appeal, irrigation, lighting, well-maintained parking lots and sidewalks, roofing and, most importantly, HVAC systems. We understand that you have a full plate running your business on a day-to-day basis, so we’re here to simplify your business needs. 

Occidental is available to assist with any maintenance questions that may arise inside of your space.
